Academy House & Cottages is a community of 47 apartments and cottages for the over 55s, set within a private estate in one of the leafiest parts of Wokingham. It backs directly onto Cantley Park — the town’s largest open space — and sits within easy walking distance of the town centre, with bus routes to Reading and Bracknell and a railway station offering frequent services to London, Reading and Gatwick.
The development was completed to a high modern specification, so every apartment comes with the fittings and services you’d expect from new-build living — without the compromises of an older conversion.
Here’s what makes it different. Academy House isn’t owned or run by a commercial developer. It’s managed by Academy House and Cottages Management Company Ltd, a company owned by the residents themselves. The directors are all lessees, and they’re unpaid volunteers — not a faceless board answering to shareholders. There’s no profit margin built into what you pay, which isn’t something every retirement development can say.
That’s not to say it’s run informally. The directors are supported by a professional managing agent, who handles contracts for maintenance, health & safety inspections, cleaning and the day-to-day running of the building. The annual Building Service Charge is carefully budgeted by the directors each year to cover this, along with buildings insurance — and, importantly, a reserve fund for larger projects down the line. Recent examples include a full external redecoration and new carpeting throughout the communal areas, both funded from reserves rather than sprung on residents as one-off bills.
The grounds themselves are looked after by Greensleeves Care, the estate’s head landlord, with the cost built into the service charge and ground rent reviewed only every three years, capped in line with RPI.
Living independently doesn’t mean living in isolation. Academy House has a genuine, welcoming community feel, helped in no small part by the on-site Property Concierge — on hand to support the smooth day-to-day running of the building and to help new residents settle in and find their feet.
In short: it’s a home for people who want their independence, their own front door, and their own say in how the place they live is run — with the reassurance of a well-managed building and a community around them.
